My in-laws had discovered that constructing a house was not as difficult as it might seem and that it actually could be fun. But the most exciting thing that we learned from them was that the general contractor made quite a profit from the sale of a house. In fact, they told us, if we built a house ourselves, WE would realize that same kind of profit. This profit would be reflected in the much lower total cost of construction, because WE would be the general contractor.
It now struck me that, instead of paying a builder a large sum of money for his efforts, I could pay that to myself! In fact, I could literally save thousands of dollars by subcontracting my own house!
Was I nervous and unsure of myself with the thought of getting into something like this? You bet I was- - at first. But then, with a bit of reassurance from my in-laws and knowing that they have had years of practical experience with which they could guide us, the "fear of the unknown" began to disappear. Julia and I felt that we would be blessed by their help. Our "fear" steadily turned into excitement and anticipation. So we followed their advice. . .their "steps". . .and after a few months, we were able to move into our first house!
What if I told you that our first home cost us about $25,000 to build, plus $7,000 for the lot (this was in the 80's, mind you). Then, what if I said that we were able to sell the house just two years later for $75,000, making almost a $43,000 profit! Had we not subcontracted the house ourselves, doing some of the work ourselves, we never could have had the savings we did! Could you get excited about really saving some BIG money by taking charge of YOUR home’s construction? I hope so!
Julia and I have built several homes since that first one, and we were able to make significant profit on each one because of the equity we built up by not having to pay a general contractor. Most people I know who have done the same thing own their own homes WITHOUT a mortgage, as we eventually did.
So, the bottom line is that we soon discovered that OUR way to get a little ahead in the world was to get MORE house for LESS money, each time having less of a mortgage during this time when banks don’t seem to have a problem seeing people "house-rich" and "cash-poor."
There have been several occasions before writing this that I have had the pleasure to talk to people about the step-by-step process of building a house. I have walked relatives and friends through the concept and process of subcontracting, and some have tried it successfully. Others, of course, went the route of the "professional" builder, which is okay.
But for us, we will never do it any other way! We are "hooked" on the feeling of independence on making all of the building decisions for ourselves . . . we got hooked on the practice of "sweat equity," . . . and even when things didn’t go exactly smoothly, we got the satisfaction that we gained and learned and grew from the experience.
So, what will YOU do? If you decide to receive this manual, it is apparent to me that you at least have the desire to explore the possibility of "building your own home." It may not be right now, but it might be later on down the road. In any case, you would need to get as prepared as you can to do it when the time comes, and I want to help you to do that!
Building our homes saved us money, to be sure. But we also had FUN and bonded more closely as a family through the experience. But most of all, a great sense of SATISFACTION was obtained through knowing that we DID IT OURSELVES!
